This by-law applies to the 2 ha (4.9 acres) parcel of land
located south of
EXISTING ZONING
The
lands are zoned Suburban Residential Third Density (Hold) [SUR3(H)]
and Suburban Residential Second Density (SUR2) in By-law 193-81, as amended
PURPOSE AND EFFECT
The purpose and effect of this by-law amendment is to rezone the lands to Suburban Residential Third Density (SUR3) to implement the development of a 16 unit residential plan of subdivision. The by-law includes exceptions to permit reduced lot frontages and lot area, reduced front and rear yard setback standards and increased lot coverage requirements.

THE COUNCIL OF THE CORPORATION OF
THE TOWN OF
1. THAT By-law 193-81, as amended, is hereby further amended as follows:
1.1 By re-zoning the lands outlined on Schedule ‘A’ attached hereto from Suburban Residential Three (Hold) [SUR3(H)] and Suburban Residential Two [SUR(H)] to Suburban Residential Three (SUR3).
1.2 By adding to Section 7 – Exceptions the following:
“7.24 Notwithstanding any other provision of this By-law, the provisions in this section shall apply to the lands zoned Suburban Residential Three (SUR3) within the designated area of the By-law as shown on Schedule ‘A’ attached hereto. All other provisions of this By-law, unless specifically modified/amended by this section, continue to apply to the lands subject to this Section.
1. Zone Standards
The following specific zone standards apply:
a) MINIMUM LOT AREA 740 m2
b)
MINIMUM
c) MINIMUM FRONT YARD SETBACK 6 m
d) MINIMUM REAR YARD SETBACK 7.5 m
e) MAXIMUM LOT COVERAGE 40%
2. Special Site Provisions
The following additional provisions shall apply:
a)
The
maximum number of lots permitted within the area covered by this By-law, as
shown on Schedule ‘A’, shall be 16.
b)
The north lot line on

d)
2. All other provisions of By-law 193.81, as amended, not inconsistent with the provisions of this by-law shall continue to apply.
