APPENDIX ‘A’

 

Standard Site Plan Conditions

 

  1. That site plan approval be delegated to the Director of Planning or her designate, to be issued following the execution of a site plan agreement.  Site plan approval is only issued when the Director has signed the site plan ‘approved’;

 

  1. That prior to execution of the site plan agreement, the Owner shall submit final site plan, elevation and landscape drawings, complying with all requirements of the Town and authorized public agencies, prepared to the satisfaction of the Commissioner of Development Services;

 

  1. That the Owner enter into a site plan agreement with the Town containing all the standard provisions, and requirements of the Town and public agencies and the specific requirements identified in the staff report, including the following;

 

(a)       That the Site Plan Agreement provide for payment by the Owner of all applicable fees, recoveries and development charges;

 

(b)      That the Owner covenants and agrees that the detailed design and construction of all landscaping shall be at no cost to the Town, and in accordance with the provisions of the approved landscape plans;

 

  1. That prior to the execution of the Site Plan Agreement any revisions, required as a result of technical studies, be integrated into the Site Plan Agreement with appropriate securities and revise the final site plan, if necessary.

 

  1. That the Landscape Plans be prepared by a qualified landscape architect, to the satisfaction of the Town.  The Owner shall incorporate the requirements and criteria of the Town of Markham Urban Design Department into the approved site plan and Site Plan Agreement;
