The Unionville Sub-Committee convened at the hour of 5:20 p.m. with Councillor J. Virgilio in the Chair.

 

 

1.         APPLICATION FOR ZONING AMENDMENT
CO-OPERATORS DEVELOPMENT CORP.
34 MAIN STREET UNIONVILLE (10.5)

 

The Unionville Subcommittee met with representatives of the Co-operators Development Corp, Mr. Matt Kopansky and Mr. Mike Kopansky as directed by the Development Services Committee, to discuss issues of concern identified at the Public Meeting held May 29, 2007.

 

Staff advised the Committee that over the summer they had met individually with representative’s of the Co-operators Development Corp and the Kopansky family to discuss the relationship between the two properties, streetscape and heritage perspectives.

 

Mr. Heinz Vogt, SMV Architects, presented the Committee with drawings and pictures of their proposal for 34 Main Street, Unionville.  The proposal presented the following:

  • Three storey building component on Main Street Unionville stepping up to 9 storeys
  • Two easterly buildings linked by a one storey lobby and amenity building
  • Underground parking
  • Potential go through for a shared Condominium road between the Co-operators’s land and the Kopansky’s land
  • Considering single access off of future “Street A”
  • Maintaining one row of trees currently on the Co-operator’s land and replacing the second row with new cedars
  • Independent walkway from Main Street Unionville to the building

There is also a proposed third building on the Co-operator’s property that can’t be constructed until “Street A” is completed.   The Committee recommended that staff review the design of the third building.

 

The Committee expressed concern with the modern look of the proposed building design and increased traffic on to Main Street Unionville.  Staff advised this section of Main Street Unionville is not part of the Heritage District and there are building materials that can be used to respect the buildings to the north side on Main Street Unionville.  Staff also advised that a traffic study has been submitted and are awaiting detailed comments. 

 

Mr. Mike Kopansky advised that he is supportive of the Co-operator’s density and built form being proposed.  He has concerns with respect to the increase in traffic and would like to see the results of the traffic study.   Mr. Kopansky also had concerns with the portrayal of the road alignment on the drawing provided by Mr. Vogt.

 

The Kopansky family and Mr. Moss have agreed to meet to accurately portray the road alignment of Enterprise Boulevard. 

 

 

 

THE UNIONVILLE SUB-COMMITTEE RECOMMENDS:

Seconded by Councillor J. Virgilio

 

That the presentation from Heinz Vogt, SMV Architects, with respect to the proposed development at 34 Main Street, Unionville be received.
